Rental Policies And General Information
RESERVATION & PAYMENT POLICIES

Reservation deposit and remaining balance due will each be made with an individual credit card charge. If you elect to divide these payments, there will be a $25.00 charge for each additional transaction. Final balance is due 45-days prior to originally scheduled arrival date and will be billed to the credit card on file on that due date. Failure to pay full balance by final due date will result in automatic cancellation of reservation with no refund. All policies are subject to revision at any time, without notice. If you cancel your reservation, a refund for cancellation will only be provided if we rebook the EXACT same nights you reserve and cancel, in which case we will refund 50% of the total nightly rent paid, less a $250.00 cancellation fee. This refund will be provided after the new stay has occurred. As an example, if you book arrival June 15, departure June 20, and subsequently cancel, and we rebook those same arrival and departure dates, the refund policy will activate. However, if we are unable to rebook or are only able to book a portion of that stay, no refund will be given.

Frio River Resorts, LLC does not issue refunds due to acts of nature including but not limited to drought, weather, road conditions, flooding, power outages, or forest fires, or for your inability to travel. Any revision of a reservation will require a $100.00 fee and will only be considered if there are at least 46-days prior to the originally scheduled arrival date. A revision resulting in a reduction in the number of days reserved or a downgrade may only be requested if there are at least 180-days prior to the originally scheduled arrival date. Lessee is responsible for payment, deposits, property damages, and all responsibilities spelled out herein and in the Rental Contract. No leaseholder substitutions permitted. The primary guest's cell phone number and email address will be used for all notices and correspondence. The primary guest must be present at the home during the dates of occupancy.

NOTE: Unless previously arranged, NO linens, pillowcases, or towels are provided. Each home has a fully equipped kitchen. Please reference our recommended packing list so you have everything you need to enjoy your stay. We may reach out to you via SMS/text if we're unable to reach you via telephone. You may opt-out of text at any time by replying "STOP".

CHECK-IN TIME
Check-in is at 4:00PM. Please do not attempt to access the home or any part of the property prior to this time.

UPON ARRIVAL
If there are concerns or issues with your rental property, please immediately contact our office at 830-232-5544. Please leave a message if there is no answer and we will return your call as soon as we are able to do so.

EMERGENCIES/ MAINTENANCE
If there are problems with the condition or functionality of the vacation rental during your stay, please immediately contact our office at (830) 232-5544. Please leave a message if there is no answer and we will return your call as soon as we are able to do so. If you experience a fire, medical, theft, or another emergency typically handled by law enforcement or first responders, please dial 911 or contact local emergency dispatch at 830-278-9147.

TRASH
Large trash bins are located outside at each property for your use and trash is removed once per day by our team. Please place all trash in the receptacles provided and ensure the lid is fully closed.

SMOKING/OPEN FLAME POLICY
Smoking is not permitted while inside any Frio River Resorts property. If there is any tobacco smell inside the vacation rental upon your departure, you will be charged a cleaning fee. Candles, oil lamps, and incense are not permitted. If these policies are violated, there will be a charge for excessive cleaning. No fires except in designated outdoor barbeque or fire pits.

PLUMBING
Do not place items other than toilet paper in the toilet. Plungers are provided if a clog occurs. Please do not pour grease down any drain.

DAMAGE POLICY
As a condition to the rental of all vacation properties, Frio River Resorts reserves the right to charge the guest's credit card for any and all uncovered guest/invitee caused losses and damages sustained to the vacation property throughout the duration of their period of occupancy. Do not undo or alter wiring to television, cable, or stereo system or alter or attempt to alter swimming pool equipment settings. A minimum $100.00 fee to reset the equipment will be charged.

In the event of any guest/invitee-caused loss or damage to the vacation property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, plus all applicable taxes, Frio River Resorts is hereby granted the right to charge the guest's credit card. By written or electronic endorsement of this agreement, the guest hereby agrees to pay for all such charges, as defined above and on the proceeding pages.

RIGHT OF ENTRY
Guest(s) agree that Frio River Resorts reserves the right to enter the rental property any time to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements as we may deem appropriate. Effort will be made to contact guest prior to entry where possible to do so.

SECURITY & SAFETY RISKS
Always lock doors and windows when you leave the vacation rental. When you rent the vacation rental, you assume responsibility for it and its contents, as well as your personal property. Frio River Resorts does not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times.

DEPARTURE TIME
Check out is at 11:00AM. Your prompt departure is appreciated so we can prepare the vacation rental for any incoming guests. You will be charged a fee for each quarter-hour beyond 11:00AM you are still on the property.

GENERAL POLICIES
Unlicensed vehicles such as 4-wheelers, mules, "side-by-side" and golf carts have been banned by most subdivision owner's associations; it is also unlawful to drive them on public highways and you will be better off leaving them at home. RV's, 5th-Wheel, camping trailers, and tents are prohibited at all properties at all times. Drunken behavior, drug use, and litter are not tolerated. Law enforcement officers are present in Concan 24-hours day. No sidewalk chalk, cascarones, confetti, glitter, or water balloons are permitted. Clean up charges will be added to your credit card. Observe NO PETS allowed and NO SMOKING in houses. Absolutely no firearms permitted on properties at any time.

Please help us keep our homes clean and safe - our next guests will appreciate it as much as you did.

Any monies received by Frio River Resorts for occupancy of vacation property indicated the acceptance of the terms of our vacation rental agreement in full. All policies are strictly enforced. It is the responsibility of all guests and members of their party to be familiar with all policies pertaining to rental.



GOLF COURSE RULES

Your vacation rental is located near the grounds of the Frio Valley Ranch golf course.

Homeowners, renters, and guests are prohibited from accessing the golf course property without appropiatly entering through the clubhouse. This includes walking, jogging, or riding bicyles on the cart paths or around the pond.

  • Access to the golf course is not included in your rental package
  • Bicycles and personal vehicles/carts are not allowed on the course
  • Unauthorized group activities on the course property are not permitted
  • The pond is Frio Valley Ranch property and fishing is restricted to permitted residents only


FRIO RIVER RESORTS HOUSE RULES

Observe: No Pets Allowed & No Smoking in Houses!

Do not move or remove any furnishing or inventory from the house. You will be billed for damages or missing items.

Do not undo or alter wiring to cable and/or stereo system or change swimming pool equipment settings. A $100 fee to reset the equipment will be charged if guests violate this rule.

No cascarones, confetti, glitter, or water balloons are permitted. Clean up charges will be applied if guests violate this rule.

The house should be clean when you arrive and we appreciate you leaving it clean when you leave. This includes all dishes washed and put up, refrigerator cleaned out, and beds made.

Absolutely NO GLASS CONTAINERS in the pool or pool area.

There is no lifeguard on duty. Therefore, no children are allowed in the pool without the presence of a responsible adult.

Absolutely NO GLASS CONTAINERS in or near the river.

Campfires in fire pit only! No firearms or fireworks allowed. No offensive language or behavior. Loud or vulgar music is not permitted at any time.

REFRIGERATOR/ FREEZER HELPFUL HINTS

The number one call from guests checking into their home is generally “My Refrigerator Is Not Cooling”.

  • Do not place large quantities of hot items in the refrigerator immediately. Place these items in a cooler with ice. Give the unit time to cool the perishable items. In a few hours, place small quantities of canned drinks in the unit.
  • The refrigerator control setting should be left on the medium setting (ex. “C” of “5”)
  • When the settings are turned to the maximum, a defrost cycle can occur causing the coils to freeze and the unit will not cool. After the defrost cycle, approximately 18-24 hours are necessary for the unit to compensate and achieve correct temperature.
  • When a large quantity of warm items are put in an empty refrigerator, it takes 12 hours for the unit to cool all of the food and drinks adequately.
  • Your groceries will cool a lot quicker if you keep the doors closed as much as possible for the first
